Subdivision Survey Services |

Our subdivision survey services address the developer’s need to define the existing property limits and the characteristics of the land for the timely subdivision and marketing of their land.
SERVICES PROVIDED
The following points highlight the major services offered in the development of a registered plan of subdivision:
- Boundary Survey. Research subject property in registry system, re-establish existing boundaries, define existence of any easements, right-of-way, or encroachments, update monumentation to current standards, compute accurate area, and prepare plan for first application under Land Titles Act, or if necessary, for certification under Certification of Titles Act.
- Topographic Survey. Undertake a detailed survey, using either ground survey or an aerial survey, or an effective combination of the two methods to accurately illustrate the location of natural and man-made features within the property, and display vertical data (contours, spot heights) required in designing the draft plan of subdivision.
- Draft Plan of Subdivision. Consultation and/or development of the draft plan design based on client objectives and government criteria for land development, and assistance in the presentation of proposal to Municipal Planning Department and Council.
- Subdivision Computations. Using the draft plan design, the accurate calculation of the streets, blocks, and lots is completed with due regard for zoning bylaws (frontage, area, set back, building envelope). Engineering base plans are often prepared in addition to the "draft" M-plan.
- Subdivision Monumentation. To conform with registration regulations, full monumentation of all new parcels created must be undertaken and certified by the Ontario Land Surveyor.
- Subdivision Registration. Coordination of activities with the client, delegated Planning authority, and Registry Office to effect timely registration of the plan of subdivision.
