Our Condominium Service provides the developer with the plans and information necessary to satisfy the requirements of the Planning Act and the Condominium Act, leading to the creation of new units of property for sale purposes.

SERVICES PROVIDED

The following points highlight the major services offered in the development of a registered Plan of Condominium:

  • Building Surveys. Condominiums may only be registered on lands which are in the Land Titles system (or the Certification of Titles Act where Land Titles is unavailable).  We research subject property in registry system, re-establish  existing boundaries, define existence of any easements, right-of-way, or encroachments, update monumentation to current standards, compute accurate area, and prepare plan for first application under the Land Titles Act, or if necessary, for certification under Certification of Titles Act.
  • Topographic Survey. If required, a topographic survey is undertaken for site design purposes.
  • Draft Plan of Condominium. Consultation on or development of the Draft Plan based on architectural data, client objectives, and government criteria, using Computer Assisted Drafting methods.  Completion of Application Form and submission to municipal planning authority for approval.
  • Strata Plans. Provision of reference plans or Strata reference plans to describe condominium boundaries, easement right-of-ways and, if necessary, various phases of the project.
  • Construction Layout. Calculation and establishment of building corners, grid lines and offset lines as required to ensure conformation with all zoning by-law setback requirements and to locate the buildings for construction.  Preparation of a building location survey plan at an appropriate stage of construction.
  • Condominium Registration. Preparation of plans illustrating units and exclusive use areas on all levels as required under the Condominium Act.  Measurement and monumentation as required, for all units and exclusive use areas.  Preparation of schedules required to complete the Declaration.  Field examination of the completed project and submission of all necessary documentation to the appropriate government agencies for approval and registration.
