Cadastral (Legal) Survey Services provide an accurate determination of boundaries to assist the public and the legal profession in its conveyancing practices and related activities.
SERVICES PROVIDED
The following points highlight the major services offered:
- Surveyor’s Real Property Reports (Building Location Surveys). The final as-constructed surveys of new structures or the locations of existing buildings to determine proximity of same to property limits, ensuring conformity with municipal by-laws, and for completing financial arrangements.
- Litigation Type Survey. Surveys to illustrate accident scenes, boundary disputes, title discrepancies with relevant supporting materials, profiles and court attendance as required.
- Boundary Surveys. Re-establishment of limits of existing boundaries or create limits of new properties - appropriate to Residential, Commercial, Industrial and Rural sites.
- Topographic Surveys. A detailed survey, using ground and/or aerial survey methods to accurately illustrate the location of natural and man-made features within or adjacent to the subject property and to display vertical data required in the design of draft plans of subdivision, construction of or expansion to structures/buildings or recreation areas.
- Condominium Surveys. Surveys to provide the solicitor and developer with the plans and information necessary to satisfy the requirements of the Planning Act, The Condominium Act, and The Land Titles Act, leading to the creation of new units of property.
- Tenancy Area Surveys. Obtaining on site measurements to accurately determine leasable space and common areas in plazas, malls, office towers, etc. to minimize disputes, and expedite the leasing arrangements.
- Layout and Construction Surveys. Layout services to support project construction, including horizontal and vertical control for building projects, ramps and site grading utility and other service installations, layout of piles, profiles of existing conditions, soundings, etc.
