Building Layout Services

The Ontario Land Surveyor provides fundamental services in the building construction process.
Our building layout service addresses the need to accurately define the building location relative to property limits, confirm by-law conformance, provide horizontal and vertical references for construction purposes, and issue various certificates required.  These tasks are often coordinated in conjunction with one or more consultants such as the architect, engineer, and solicitor.

SERVICES PROVIDED


A series of survey services precede actual building layout,  These may include:

  • Boundary Survey. Re-establish limits of existing boundaries or create limits of new property (includes research to determine easements and other possible encumbrances.)
  • Topographic Survey. Undertake a detailed survey illustrating the location of natural and man-made features within the property, and showing vertical data (contours, spot heights) required in designing the location of the proposed structure.
  • Site Plan. Correlate property boundary data, engineering and architectural design for building location and services to submit to building Department for approval.


Following municipal approval, the following services come into play:

  • Building Layout. Dependent on the complexity of the building structure, a combination of one or more of the following services are provided:
    • stakeout for excavation, placement of caissons, pilings, or footings;
    • perimeter column grid layouts;
    • precision alignment of pads for heavy machinery;
    • control of vertical datum for structure and grading.
  • Grade Certification. Establish vertical benchmarks to allow certification of grades and as-built elevations of the buildings as required for two stage building permits or associated municipal requirements
  • Monitoring Structures. For deep excavations and construction near existing structures, a variety of horizontal and vertical monitoring services can verify the correct alignment of the structures, or deformation of adjacent structures.
  • Building Location Survey (Surveyor’s Real Property Report). The final as-built location of the building is determined relative to the property limits to ensure conformance with municipal by-laws, and for purposes of completing financial arrangements.
